Property values across South Australia have fallen in the latest quarter, according to Valuer-General figures. Adelaide's median house value dropped 2.56 per cent to $950,000, and the state median fell 2.1 per cent. Metropolitan units rose 0.71 per cent. Port Noarlunga South recorded the highest annual growth among suburbs with at least 10 sales in both periods, with home values up 52.59 per cent to a $1.03 million median. Gulfview Heights and Somerton Park recorded large annual falls.
Hay Shire Council has unanimously approved a modified proposal to expand two new residential units on Russell Street from 60 square metres to 78 square metres. The single-storey, low-maintenance units are designed to meet local needs by providing medium-density housing for downsizers and smaller households.
Property firm Hotspotting says working-class areas are set to outperform wealthier suburbs over the next seven to 15 years. Glenorchy in Tasmania and Canterbury-Bankstown in New South Wales are among its top picks. Its founder, Terry Ryder, says a poor reputation does not stop areas from growing in value. Hotspotting also expects smaller unit complexes built around the 1950s and 1960s to perform well. Real Estate Institute of Australia president Jacob Caine says homebuyers are looking at areas they previously overlooked.

Sydney property prices have fallen for seven consecutive months, but a small number of suburbs are bucking the trend. Realestate.com.au data shows house prices fell in nearly 97 per cent of Sydney suburbs over the past three months, while six recorded modest median gains. Unit prices in Stanhope Gardens and Vaucluse rose by double digits. Ray White economist Atom Go Tian linked the falls to interest rate rises and buyer sensitivity in Sydney's highly leveraged market. The Australian Property Institute expects a recovery from July to September 2027, when new tax rules take effect.
