‘Ugly and barren’: Council’s tree cull sparks property fears

Residents of Risby Street in Ulverstone, Tasmania, are opposing a Central Coast Council plan to remove 25 historic elms this month as part of a road renewal project. Locals say the loss of the canopy could lower property values and make the street less attractive. A Ray White economist said tree-lined streets are generally seen as more desirable and can add value to nearby homes. Some residents, however, say the ageing trees cause problems. Council candidates have called for the works to wait until after the upcoming council elections, but the council says the project remains on schedule.

A Brisbane family has listed their Ascot home after 29 years. Louise and Brian Mallon paid $320,000 for the property at 44 Ormond St in 1997. Ms Mallon said the family is selling to downsize and had not expected values in Brisbane to rise so sharply. Exclusive real estate data shows Ascot's median house value could climb from $2.749 million to $4,862,178 over 10 years. The property is being sold through expressions of interest with Ray White New Farm agents Bryce Osborne and Josh Brown.

PropTrack data reveals Geelong property values falling as rate rises hit investor demand

House values in several Geelong suburbs have dropped over the past three months, according to new PropTrack figures. Corio, Norlane, St Albans Park and Whittington had grown 10 to 14 per cent over the past year, but their median house values fell in the latest quarter. The decline followed a fourth Reserve Bank interest rate rise this year. Maxwell Collins director Nick Lord said investors and self-managed super funds had been pulling back as borrowing became harder. Buyers agent John O’Brien said investors were now focused on rental yields of about 4 per cent.

Shock data reveals hardest-hit Townsville suburbs losing up to $40,000 in three months

Townsville homeowners have lost up to $40,678 in property value over three months, new realestate.com.au data shows. Three in four Townsville suburbs fell in value during the September quarter. Ray White economist Atom Go Tian linked the drop to federal budget property changes, which he said have led investors, first home buyers and owner occupiers to pull back. Realestate.com.au economist Luc Redman said regional Queensland is holding up better than the capital cities because it is more affordable. In Brisbane, almost every suburb recorded a quarterly fall in home value.

SA suburbs where property values have fallen most revealed

Property values fell in 420 of 462 metropolitan Adelaide suburbs over the past quarter, according to realestate.com.au data. Kent Town units recorded the largest drop, falling 11 per cent to $774,415. Ray White Semaphore's Kate Smith said buyers may find this a good time to buy, with subject-to-sale offers returning for the first time in five to six years. Regional values fared better, with 37 of 65 towns recording growth. Harcourts Packham Property's James Packham said the Reserve Bank's recent rise to 4.60 per cent had changed the market and advised buyers to check their pre-approval.
