A six-bedroom home at 15 Freemans Rd, Mt Eliza, has sold for $12 million, close to the suburb's $12.4 million house price record. The sale was the biggest for a house in the suburb since 2017. The listing agent, Michelle Skoglund, called it a positive sign for The Block's House 1 renovation, which is set for auction this weekend. The property sits on 3502 square metres, with about 73 metres fronting Port Phillip Bay. Mr Cooley, a well-known auctioneer, will sell House 1 on the agent's behalf.
Mornington Peninsula Shire mayor Stephen Batty and local psychologist Danielle Jacobs have started a petition calling for urgent safety upgrades at three busy Mt Eliza intersections. The intersections are Volitans Avenue, Mount Eliza Way and Baden Powell Drive. The petition, addressed to the Victorian Parliament, seeks independent safety audits, a review of speed limits, signage, line marking, lighting, vegetation and sightlines, and a clear timetable for any recommendations. Batty said the intersections needed fixing and could not wait. Jacobs said the petition was about neighbours and asked residents to sign and share it.
Experts say the five Mt Eliza homes on The Block will go under the hammer on Saturday, October 31, and the outcome is hard to predict. The $3.45 million reserve for each home has been revealed ahead of auction, a first for the show. Buyer's advocates say houses 4 and 5 suit family buyers, and that the views on offer may be a deciding factor. Judge Darren Palmer said he could not call a winner, and praised House 1 for its luxury country home design.

Reserve prices for the five Mt Eliza homes featured in The Block have been made public more than two weeks before the October 31 auction. The $3.45 million reserve is double the suburb's median sales price, according to PropTrack data. New Victorian laws require agents to publish reserve prices at least seven days before an auction. Sales agents said the early disclosure gave buyers more time to assess their finances. Buyers agent Cate Bakos said buyer numbers at that price point remain uncertain in the current market.
